What is the Single Rental Registry and why will it be mandatory?
From July 1, 2025, any landlord renting out a property for tourist or seasonal use will be required to obtain a single rental registration. This measure is part of Royal Decree 1312/2024, within the framework of the Housing Law.
The main objective is to improve transparency, traceability and legal certainty in the short-term rental market in Spain, especially in areas such as Mallorca and the Balearic Islands.
Who is affected by this regulation?
Registration will be mandatory for:
- Owners who rent out their homes seasonally.
- Housing intended for tourist rental.
- Accommodations advertised on platforms such as Airbnb, Booking or Vrbo.
Rooms rented within a primary residence must also be registered if they are offered through online platforms.
Long-term rentals (more than one year) as a primary residence are excluded.
Key dates for complying with the Single Rental Registry
- Registration can be done voluntarily from January 2, 2025
- From July 1, 2025, a registration number will be a mandatory requirement for legal rentals.
How to apply for the Single Rental Registry?
The procedure must be done electronically from the electronic headquarters of the College of Registrars.
Required documentation:
- Personal details of the owner (name, NIF, address).
- Complete information about the property (cadastral reference, address and maximum capacity).
- Declaration of responsibility in accordance with regional and local regulations.
Once the process is completed and the fees have been paid, a unique rental registration to the property.
What happens if the registration is not obtained?
Failure to register the rental can have serious consequences:
- The authorities may impose economic sanctions.
- Rental platforms must remove listings without a registration number.
- It will no longer be possible to legally rent the property.
