What is the Single Rental Register and why will it be mandatory?
From July 1, 2025, any owner who rents a property for tourist or seasonal use must obtain a single rental registration. This measure is part of Royal Decree 1312/2024, which is part of the Housing Law.
The main objective is to improve transparency, traceability, and legal certainty in the short-term rental market in Spain, especially in areas such as Mallorca and the Balearic Islands.
Who is affected by this regulation?
Registration will be mandatory for:
- Owners who rent their property on a seasonal basis.
- Properties intended for tourist rental.
- Accommodation advertised on platforms such as Airbnb, Booking, or Vrbo.
Rooms rented within a habitual residence must also be registered if they are offered through online platforms.
Long-term rentals (more than one year) as a habitual residence are excluded.
Key dates for complying with the Single Rental Registry
- From January 2, 2025, registration can be done on a voluntary basis.
- From July 1, 2025, the registration number will be a mandatory requirement for legal rentals.
How to apply for the Single Rental Registry?
The procedure must be completed online at the electronic headquarters of the Association of Registrars.
Required documentation:
- Personal details of the owner (name, tax ID number, address).
- Complete information about the property (cadastral reference, address, and maximum capacity).
- Affidavit in accordance with regional and local regulations.
Once the process is complete and the fees have been paid, a unique rental registration number will be assigned to the property.
What happens if you don’t register?
Failure to register your rental can have serious consequences:
- The authorities may impose financial penalties.
- Rental platforms will have to remove ads without a registration number.
- It will not be possible to continue renting the property legally.
